The House

The house occupies a particularly good position within the prestigious gated community of Carabassi, in the upper part of Gran Alacant. There is no neighbour immediately behind and none to one side, the communal swimming pool is just across the street, and the big, blue, beautiful Mediterranean just seems to follow you as you traipse from floor to floor.

The house itself has plenty of charm and curb appeal, with blue and white Spanish tile detailing, a traditional curved tiled roof and an almost storybook setting. Immediately beside the house, a little pathway climbs the hill and disappears beneath an arched passageway. Add pots overflowing with Mediterranean plants and great drifts of bougainvillea and the whole thing could be magical.

And then there are those views. You look across the Mediterranean and along the Costa Blanca from virtually every level of the property, with some of Gran Alacant's spectacular million-euro cliffside villas as your neighbours. You are in very good company here.

Lower Level

At the front of the property is approximately 15 m² of private patio/garden. Even down here, the view is fabulous. There is plenty of scope to make this a beautiful outdoor living space with Mediterranean planting and a dining or seating area. Add some oversized terracotta pots, greenery and soft lighting, and you've set a very convincing dolce vita tone before you even enter the house.

Accessed independently from this patio is the lower level of the property. Registered as storage on the deeds, it is currently arranged as one large room with an attached shower room. There are two wonderful round feature windows with a traditional rejas, plus an additional window at the side bringing in plenty of natural light and air. It is easy to imagine this becoming a guest suite, studio, home office, hobby room or additional living space.

Some neighbours have gone a step further and created an internal staircase connecting this level with the main house, something worth exploring with an architect if you wanted the house to function as one integrated home.

Main Floor

An exterior staircase takes you up to the main entrance and a wide covered terrace shaded by a traditional wooden pergola roof, with exposed timber beams supported by masonry columns. And because you are now higher up, the view gets even better. The Mediterranean, Alicante and the surrounding coastline stretch out in front of you. Morning coffee, lunch in the shade, drinks in the evening... this is a terrace you would actually use.

The front door opens directly into a generously proportioned combined living and dining room with air conditioning for comfort year-round. It is a good rectangular shape, with plenty of room for a proper dining table and a substantial corner sofa, and a large window makes it bright and sunny. Personally? We'd be talking to an architect about glass. The existing window does the job, but with a view like this we would want more of it. Larger or floor-to-ceiling windows could completely transform this room. Another possibility is enclosing the existing terrace in glass, as some neighbours have done, subject to the necessary permissions. 

The original kitchen is visible from the living area through an arched pass-through/breakfast bar. It currently has wooden cabinets, a stainless-steel sink, extractor and gas hob. It works. But this is definitely one of those rooms where a new owner can have some fun. The space could be reconfigured to make better use of what is available, and there is a window overlooking the communal gardens behind the house, so even the kitchen has a lovely outlook.

An arch from the living room leads into the hallway. Here you will find a useful under-stair cupboard. Again, some neighbouring owners have used this area to create stairs connecting the main house with the lower level. There is also a convenient WC, which some neighbours have converted into a full shower room, stealing square meters from the aforementioned closet or the adjacent separate laundry/utility room.

The back door opens onto one of the beautifully landscaped communal areas behind the house. This is one of those little Carabassi luxuries: you get all the benefit of mature gardens without having to maintain them yourself. The landscaped area also creates a generous green buffer between this property and the next houses further up the hill. A stone pathway shared with the neighbouring properties runs past the back doors and eventually leads towards that lovely arched passageway and up through the community.

Second Floor

A dog-leg staircase with a traditional wooden balustrade takes you to the upper floor. At the top is a surprisingly generous landing with a small shelved storage cupboard. There are three bedroom spaces on this floor. Bedroom one is petite but packs a punch. It faces the front of the house and has a floor-to-ceiling window with an absolutely fabulous view across the coastline and Mediterranean. Wake up, open your eyes and there it is. There is also air conditioning and a built-in wardrobe with traditional Castellano-style solid wooden doors and additional storage above. Bedroom two is somewhat larger and again enjoys wonderful sea views. Bedroom three faces the communal gardens behind the house and has a large built-in wardrobe. It is dual aspect, with one window looking over the greenery to the rear and another floor-to-ceiling window looking towards the water. Bedrooms two and three are currently connected by an archway, offering some interesting possibilities for how a future owner might choose to use the space.

The large four-piece family bathroom has traditional tiling, sanitaryware and a substantial wooden vanity. It is an unusually generous room, and together with the spacious landing gives a future owner plenty to work with should they ever decide to rethink the upper floor. We would be very tempted to bring an architect upstairs before making any big decisions. Could you create two fabulous bedroom suites with their own bathrooms? Retain three bedrooms but add another shower room or WC? Reconfigure some of the space to suit the way you live? We don't know, and we're not going to pretend to be architects. But the generous proportions make it absolutely worth asking the question.

Location

There are lots of urbanisations on the Costa Blanca. There are lots of urbanisations in Gran Alacant. Carabassi is different. You barely see it from the road. You pass through the gates, follow the road around the bend and suddenly the outside world seems to disappear. Tucked away on the clifftop above the Mediterranean, it is extraordinarily peaceful. It feels like a little world of its own.

Carabassi is an established, beautifully landscaped community rather than simply a collection of houses built around a communal swimming pool. The whole place has the feeling of a private Mediterranean park. Palm trees sway above gnarled old olive trees with silvery leaves. Bougainvillea tumbles over walls. Sculptural old cacti sit among honey-coloured stone. Tall mature pines provide shade. Pathways weave between the houses, through arches and past fountains and little landscaped corners. And everywhere you turn, there seems to be another glimpse of the sea.

There are scenic overlooks and picnic tables where you can sit and enjoy the view, a children's playground, pétanque, outdoor table tennis and chess tables tucked beneath the trees.
